To purchase a set of plans, please click on the BUY NOW (Paypal) link under each plan .If you are a builder and thinking of buying several designs, we will work with you on a price.  We can also design a whole neighborhood of homes for you.

Can I make changes to the plans? Yes, for a small fee we can make some minor changes, or flip/mirror the plans. Email us and let us know what you would like to change BEFORE purchasing and we will give you a cost estimate. amy@nhdesigncollaborative.com

You will receive (1) one set of 11x17 PDF plans, emailed to you within 7 business days (more time need if changes are made).
Each set of home plans will provide you with the necessary information to build the home. Some adjustments to the plans may be necessary in order to comply with your state or county building codes; which is the responsibility of the purchaser. Prior to application for a building permit or the start of actual construction, we strongly advise that you consult your local building official to verify what you will need to submit for your building permit.

Foundation/Basement Plan:
The overall foundation layout (Schematic Plan) including concrete walls, footings, pads, posts, and does not include any construction details.  All footings/post location TBD by builder.

Floor Plan(s):
All living floors of the house. Fully dimensioned including all exterior and interior walls and locations of doors and windows.

Exterior Elevations:
All four sides of the house (front, rear and sides). These drawings will give notes on general exterior materials and finishes.  Overall dimensions, including height (this will vary on your particular site).

Window/Door Schedules:
Generic size of Windows and Doors. Builder/Purchaser is responsible to choose manufacturers as well as any fire code window sizes.

    The plan set does not include a stamped set of construction drawings nor structural engineering.  Your local building department may require that a licensed architect or engineer sign and stamp the construction drawings prior to issuing a building permit for construction.  These documents have been drawn to meet generally accepted requirements. However, NHDC cannot ensure that they will be appropriate for your specific conditions or that they will meet all requirements of your local town or state code. It is the responsibility of the Licensee to see that they do. You are allowed to build ONE home from the purchased plan.  A Limited License Agreement from NHDC allows you to make additional copies of the plan to build the ONE house as needed.

    These drawings have been prepared to meet generally accepted professional standards and practices.  However, NHDC cannot ensure that they will be appropriate for your specific conditions or requirements of your local town or state code. Site conditions; such as frost depth, soil bearing capacity, seismic and wind zones, exposure, etc. may vary.  Local code requirements such as life-safety requirements may vary.  The strength of materials such as concrete and lumber may vary.  Therefore, it is the Licensee’s responsibility to consult with his/her local builder and a professional designer or structural engineer to determine that these documents meet all current federal, state and town codes, ordinances/bylaws and regulations, etc., and are appropriate to specific site location. Compliance with such requirements shall take precedence over these documents.

    NHDC assumes no responsibility for changes made to these plans by others and makes no warranties, either expressed or implied, in the use of these plans. The Licensee agrees to defend and indemnify NHDC for all claims, costs, losses or damages resulting from the use of these documents.

    Before starting construction, it is the builder’s responsibility to check all dimensions and details, and verify conformance with governing code requirements for the geographic area in which the house is to be built. All structural, mechanical and electrical requirements shall also be reviewed before construction begins. Codes govern over drawings and dimensions govern over scale.

    NHDC has not been engaged for construction supervision of any kind and assumes no responsibility to ensure that construction conforms to these plans, nor has any responsibility for construction means, methods, techniques, sequences, procedures or safety precautions in connection with the work.

    NHDC retains ownership of the plans. This is not a sale of the original documents whatsoever.

    The drawings and specifications are copyrighted. Unauthorized copying any of these documents are expressly forbidden. The Licensee is granted the right to make copies as needed for the construction of one (1) building per plan purchase.  Any other copying is unauthorized.  The Licensee may be held legally responsible for any copyright infringement that is caused or encouraged by the failure to adhere to the terms of this agreement. Unauthorized reproduction, sale, or transfer of plans contained on this site is a violation of copyright laws, with liability of up to $100,000 per offense. Any profits pocketed from selling plans or houses made from the original may also be confiscated.
